Other than MRT being a problem for condos at Balestier Road, I notice that the rental yield there is quite good, I.e. low investment, but good rents. Why is that so? Are there other reasons that trump the MRT issues which make Balestier more appealing to tenants and are willing to pay the good rent? Who are the tenants at that location? E.g. staff from hospitals? Just curious.

Fyi. There are good rental yields at D14, but I'm not keen to invest there.

Dear Buyer,
Rental yields these days are the highest at locations that are cheaper and also at, not so desirable locations like D14. There are also other better locations with more than 4% returns. One must know why there are unequal returns in some places.

I do rentals and i can advise you which District might be good for returns on investment and also longer term capital gains.

Depending on which part of Balestier, it is actually quite close to Novena MRT for those nearer to Martaban Road, Mandalay Road and etc. Do take note that while rental yield is pretty attractive and units in the location is usually rented out fast, the capital appreciation for properties in the vicinity can be quite tricky.
